Miventech Labs · Rent Master Pro
Terms of Service
Last updated: 21 October 2026
These terms govern the use of Rent Master Pro, a property management platform provided by Miventech Labs, Nairobi, Kenya (“Miventech Labs”, “we”, “us”), by the landlord, letting agency or property manager that subscribes to it (the “Customer”) and by the people the Customer gives access to (“Users”). By using the service, the Customer agrees to these terms. Where the Customer has signed a separate written agreement with us, that agreement takes precedence over these terms where the two differ.
1. The service
Rent Master Pro is provided as an online service. We may improve, change or retire parts of it over time. Where a change would materially reduce what the Customer has subscribed to, we will tell the Customer in advance. Nothing on our website is a promise of a particular feature unless it is set out in the Customer’s written agreement.
2. Accounts
- The Customer decides who has access to its account, creates User accounts, and assigns roles and permissions.
- The Customer is responsible for the accuracy of the information it enters and for all activity under its account.
- Users must keep their sign-in details confidential, must not share accounts, and should use two-factor sign-in where it is offered.
- The Customer must tell us promptly at info@miventechlabs.com if it suspects unauthorised access to its account.
3. Acceptable use
The Customer and its Users must not:
- use the service in breach of any law, including the Data Protection Act, 2019 and the law on letting and rent;
- upload content that is unlawful, harmful, or that infringes anyone else’s rights;
- try to gain access to data, accounts or systems they are not authorised to use, including other customers’ data;
- probe, scan or test the security of the service, or interfere with its operation, without our written permission;
- use the service to send unsolicited or bulk messages that recipients have not agreed to receive, or messages that break WhatsApp’s or Safaricom’s rules;
- copy, resell, or reverse engineer the service, except as the law allows.
4. The Customer’s data
The Customer owns its data. Everything the Customer and its Users enter or upload remains the Customer’s. The Customer gives us permission to host and process it only so far as needed to provide, secure and support the service.
For personal data, the Customer is the data controller and Miventech Labs is the data processor, acting on the Customer’s instructions. The Customer is responsible for having a lawful basis for the data it records about its tenants and others, and for telling them how it is used. How we handle personal data is described in our Privacy Policy.
5. Rent, payments and records
Rent Master Pro records rent and other payments; it does not hold or move money. Tenants pay into the Customer’s own paybill, till or bank account, and payments are processed by Safaricom or the bank, not by Miventech Labs. The Customer is responsible for its tenancy agreements, for checking payments recorded from forwarded messages or bank statements before confirming them, and for its dealings with tenants and landlords about rent, deposits and payouts.
Figures the service works out, such as rental income tax, arrears and statements, are calculated from what the Customer has recorded. They are an aid, not tax or legal advice, and the Customer remains responsible for its own filings.
6. Fees and the free trial
Subscription fees, billing periods and payment terms are set out in the Customer’s plan or separate agreement with us. Prices shown on our website are indicative. A free trial lasts as long as we say when it starts, after which a plan is needed to carry on. If fees remain unpaid after they fall due and after we have reminded the Customer, we may suspend access as described below.
7. Availability and support
We use reasonable efforts to keep Rent Master Pro available and to fix problems promptly, and we announce planned maintenance in advance. The service may sometimes be unavailable, including because of maintenance, failures of networks or providers outside our control, or events beyond our reasonable control. Unless a service level is agreed with the Customer in writing, we do not guarantee any particular level of availability.
8. Third-party services
Some features rely on third-party services, such as M-Pesa, WhatsApp and email delivery. Their availability and terms are outside our control. The Customer is responsible for its own accounts with them, including its paybill or till and its WhatsApp number.
9. Our intellectual property
Rent Master Pro, including its software, design and documentation, belongs to Miventech Labs. The Customer receives a non-exclusive, non-transferable right to use it for the Customer’s own purposes during its subscription. If the Customer sends us feedback, we may use it to improve the service.
10. Limitation of liability
The service is provided on an “as is” and “as available” basis. To the extent the law allows:
- we are not liable for indirect or consequential loss, or for loss of profit, revenue, goodwill or anticipated savings;
- our total liability to the Customer arising from the service in any twelve-month period is limited to the fees the Customer paid us for the service in that period;
- we are not responsible for decisions the Customer makes using information in the service, including reports and calculated figures, which the Customer should review.
Nothing in these terms limits liability that cannot be limited by law, including for fraud.
11. Suspension
We may suspend all or part of the Customer’s access if fees are overdue, if there is a serious breach of these terms, or where suspension is needed to protect the service, other customers or the people whose data is in it. Where we reasonably can, we will warn the Customer first and restore access once the reason for suspension is resolved. Suspension does not delete the Customer’s data.
12. Termination and data export
Either party may end the subscription as set out in the Customer’s agreement, or, if there is none, by giving the other thirty days’ written notice. Either party may end it immediately by written notice if the other commits a serious breach that is not put right within thirty days of being asked to.
When the subscription ends, the Customer may ask us to export its data in a commonly used format. After that, we delete the Customer’s data from the live service, unless the law requires us to keep it, and remaining copies in our backups are overwritten as the backups rotate. Fees already paid are not refundable unless the Customer’s agreement says otherwise.
13. Changes to these terms
We may update these terms from time to time. We will tell Customers about significant changes before they take effect. Continued use of the service after that date means the Customer accepts the updated terms.
14. Governing law
These terms are governed by the laws of Kenya. The courts of Nairobi, Kenya have exclusive jurisdiction over any dispute arising from them, although we will first try in good faith to resolve any dispute with the Customer by discussion.
